The short answer: Cornell and Box Grove are neighbours across Highway 407 in east Markham, and their detached prices are closer than most people expect: a median of about $1,278,000 in Cornell and $1,350,000 in Box Grove in the second quarter of 2026. The real difference is the kind of home and the kind of street. Cornell is a walkable, planned community with rear-lane towns, semis and detached homes, the hospital, and the Viva Purple terminal. Box Grove is a quieter, car-oriented pocket of post-2000 brick detached homes with front garages, many with separate basement entrances, right beside Rouge National Urban Park. Choose Cornell for choice and walkability. Choose Box Grove for a conventional detached home and the park next door.

For detached homes, the two communities sit within about $70,000 of each other on the Q2 2026 medians. Box Grove ran a little higher, largely because almost everything there is a full-size detached home, often with a basement entrance, while Cornell's detached homes include narrower rear-lane lots.

The bigger difference is the entry point. Cornell's all-types median was $947,500 because it offers freehold and condo townhomes, semis and condos. Box Grove's was $1,117,500 because it has few smaller homes to bring the average down. If your budget is under $1 million, Cornell gives you far more to choose from.

Lots backing onto the Rouge valley sit in a different bracket. In Box Grove, Michael's sellers at 59 Smoothwater Terrace sold their ravine-lot home for $1,650,000, $150,000 over asking and about $280,000 above the community's Q2 detached average.

Two different ways to add a second suite

Both communities appeal to buyers who want room for family or rental income, but the homes are built differently. Many Cornell lots have a coach house, a suite above the rear garage with its own entrance. Many Box Grove homes were built with a separate side or walk-up basement entrance, which suits a lower-level suite.

Ontario now permits additional residential units on most residential lots, but every suite still needs the right permits from the City of Markham. Before you pay for income potential, confirm whether an existing suite is registered and legal.

How Daily Life Differs

Price is only one line. These are the differences that shape a normal week in each community.

Housing stock and street design

Cornell

Homes face the street with porches; garages sit on rear lanes. Freehold and condo townhomes, semis, detached homes on narrower lots, coach houses on many streets, and condo towers planned near Cornell Centre.

Box Grove

Mostly brick detached homes built after 2000, typically four bedrooms with nine to ten foot main-floor ceilings and many separate basement entrances, plus 25 ft freehold townhomes. Conventional front garages and driveways.

Cornell suits buyers who want variety and a walkable street. Box Grove suits buyers who want a conventional detached home with a driveway.

Commute and transit

Cornell

Cornell Terminal (opened 2022) is the eastern end of Viva Purple, with YRT routes and GO buses. Mount Joy GO is a short drive north, and Highway 407 runs along the community's south edge.

Box Grove

Highway 407 at Ninth Line is right at the community's edge, with Markham GO and Mount Joy GO a short drive away. YRT service is limited, so most households rely on a car.

For transit, Cornell is clearly stronger. For drivers, they are close to even.

Parks and everyday amenities

Cornell

Cornell Community Centre and Library (pool, gym, running track), Cornell Community Park, Grand Cornell Park and Oakmoor Pond, plus shops along Highway 7.

Box Grove

Rouge National Urban Park is next door, including Bob Hunter Memorial Park. The Copper Creek SmartCentre (Walmart) and Boxgrove Centre (Longo's) cover groceries, and the Box Grove Community Centre sits in an 1870 schoolhouse.

Cornell has more amenities inside the neighbourhood. Box Grove has the larger natural setting.

Bill Hogarth Secondary School (English and French immersion) and St. Brother André Catholic High School. Elementary: Cornell Village PS, Little Rouge PS, Black Walnut PS, Rouge Park PS and St. Joseph CES.

Box Grove

David Suzuki PS, with Boxwood PS and Legacy PS nearby, and Sir Richard W. Scott CES. Secondary students are generally directed to Markham District High School for English programs and Bill Hogarth for French immersion. There is no secondary school inside Box Grove.

Cornell has a secondary school inside the community. Confirm the exact schools for any address with the YRDSB and YCDSB locators.

What changes over the next ten years

Cornell

Cornell Centre is set to add towers and thousands of new homes near Highway 7, Bur Oak Avenue and Ninth Line, bringing more retail and services along with more traffic.

Box Grove

Box Grove is largely built out. Expect little change beyond normal renovation, with Rouge Park protected next door.

Cornell is the growth story. Box Grove is the settled one.

Both are in east Markham, on either side of Highway 407. Cornell runs from Highway 407 north to 16th Avenue, between Ninth Line and Donald Cousens Parkway. Box Grove sits south of Highway 407 and east of Ninth Line, north of 14th Avenue, beside Rouge National Urban Park.
