For the main body of detached homes, the two communities overlap. In 2026, typical detached medians ran from about $1.75 million to $2.1 million in Angus Glen and about $1.88 million in Cachet. What separates them is not the price tag but what it buys: newer construction and the golf setting in Angus Glen, or a wider, mature lot in Cachet.
Above that sits the estate tier. Custom homes in Angus Glen's West Village and Stollery Estates often trade between $3 million and $5 million or more. In Cachet, the acre-plus estates along Cachet Parkway are a market of their own, such as 8 Cachet Parkway, a 10,389 sq ft estate Michael John Lau currently represents.
At this level, pricing is less about averages and more about the handful of truly comparable homes. A 75 ft lot backing onto the golf course and a 60 ft lot on an interior street are different products, even a block apart.
If you pull "Cachet" prices from the market data, you will miss the estate tier entirely. The acre lots on Cachet Parkway and the Cachet Country Club estates generally report under a separate TRREB community called Devil's Elbow. So does The 6th at Angus Glen condominium.
In Q2 2026, Devil's Elbow recorded 4 detached sales at an average of $2,887,250. Any valuation that blends those sales with Cachet's family streets, or leaves them out, will be wrong. It is the kind of detail Michael checks before he quotes a number. When his sellers at The 6th at Angus Glen listed, building-specific data got them firm in 10 days while comparable suites sat for 50 days or more.

How Daily Life Differs
At this price point, the deciding factors are lot, setting and lifestyle. Here is how they compare.
Housing stock and lots
Three distinct parts. The East Village (from 1996) is a New Urbanist design with rear-lane garages and porches. The West Village (from the mid-2000s) has custom homes on 75 ft and 100 ft divisions. Angus Glen South Village, on the western part of the former York Downs golf course, adds towns and detached homes priced from about $2 million.
Mostly detached homes built between 1991 and 2001, many on lots of 60 ft or more, with mid-tier homes often over 4,000 sq ft. Pockets include Cachet Woods and the Manors of Cachet. The acre estates along Cachet Parkway sit at the community's edge.
Angus Glen offers newer homes and new construction. Cachet offers more land per dollar and established streets, with many 1990s homes ready for renovation or rebuild.
Golf and recreation
Angus Glen Golf Club, home to the South Course (1995) and North Course (2001), hosted the Canadian Open in 2002 and 2007. Angus Glen Community Centre and Library has two ice pads, a pool, a gym, tennis and a library.
Parks such as Ashton Meadows and Calvert, with Berczy Creek and the Rouge River running through the area and Thomas Frisby Woods for walking. Angus Glen Community Centre is a short drive east.
For an active family or a golfer, Angus Glen is hard to match. Cachet offers quiet streets and green space rather than a club setting.
Commute
Highway 404 is a few minutes west via 16th Avenue or Major Mackenzie Drive. Unionville GO is a short drive south. Largely car-dependent.

Pierre Elliott Trudeau High School serves much of the area; new development north-west of 16th and Kennedy has been directed to Unionville High School. A new Angus Glen South elementary school was funded in 2024. Catholic options include St. Monica CES and St. Augustine CHS.
Ashton Meadows PS, St. Monica CES, St. Augustine Catholic High School and Pierre Elliott Trudeau High School are commonly associated with Cachet.
Both are well served. Boundaries shift as new schools open, so confirm the schools for any address with the YRDSB and YCDSB locators.
Downsizing without leaving
The 6th at Angus Glen offers luxury condo suites from about 633 to 2,671 sq ft overlooking the golf course, so families can downsize without leaving the community.
There is no comparable condo option inside Cachet, so downsizers usually move to Angus Glen, Unionville or Downtown Markham.
