Quick answer

It depends on your timing and your home, not just the season. In September 2026, Markham had 245 sales, 1,122 active listings and an average price of $1,125,353, with the MLS HPI composite benchmark at $1,052,500, down 6.02% from a year earlier. TRREB's trend measures put Markham at about 4.1 months of inventory, a balanced market. Spring usually brings more buyers but also more competing listings, and the Bank of Canada's October 28 decision may move borrowing costs. If you need to move by spring, preparing now and listing when competition is light can work in your favour.

Every fall, the same question comes up at kitchen tables across Markham. Do we list now, or wait for spring? Waiting feels safe. But waiting is also a decision, and it carries its own risks.

This guide looks at what September's TRREB numbers say about Markham, what the Bank of Canada could do on October 28, and a simple way to decide what fits your family.

What is the Markham market doing right now?

September was quiet. TRREB said buyers were in a holding pattern across the GTA, where sales fell 9.0% from a year earlier to 5,040 and the average price fell 5.1% to $1,006,409.

In Markham, 245 homes sold and 729 new listings came on. The average price was $1,125,353, and homes sold for about 98% of their asking price after 34 days on average. Compared with August, sales dipped from 282 and new listings rose from 584, which is typical as fall listings arrive.

Prices are softer than last year. The Markham MLS HPI composite benchmark, which tracks a typical home, was $1,052,500, down 6.02% year over year. Detached homes were down 5.61% and condo apartments down 9.70%.

Is it a buyer's or seller's market in Markham?

Right now Markham sits in balanced territory. TRREB's trend measures show a sales-to-new-listings ratio of about 40.5% and about 4.1 months of inventory. Richmond Hill is softer, at about 33.3% and 5.6 months, which leans toward buyers.

A balanced market means well-priced, well-presented homes still sell. Homes that are priced on hope tend to sit. Read more in our comparison: Is Markham a buyer's market?

How could the October 28 Bank of Canada decision affect sellers?

The Bank of Canada's policy rate has been 2.25% since October 2025. September inflation rose to 3.1%, driven largely by gasoline, and on October 28 the Bank will choose between holding and a hike to 2.50%. Economists at the big banks have mostly leaned toward a hold, while markets moved toward a hike after Governor Macklem signalled a higher inflation outlook.

Why it matters to sellers: higher rates reduce how much buyers can borrow, and talk of hikes can keep some buyers on the sidelines. A hold could give buyers more confidence. Either way, fixed mortgage rates follow bond yields, and the 5-year Government of Canada yield has already risen to about 3.6%.

Fall, winter or spring: what are the trade-offs?

  • Listing this fall or winter: fewer competing listings, and the buyers who are out tend to be serious. Fewer buyers overall, and shorter days for showings.
  • Waiting for spring 2027: more buyers usually return, but so do more sellers. You also take on the risk of interest-rate moves and price changes between now and then.
  • Preparing now, listing early in the new year: many sellers use the winter to finish repairs and staging, then list before the spring rush.

No one can promise prices will be higher in spring. Markham's benchmark has been lower than last year for several months, and the rate outlook is uncertain.

How to decide: five questions

  1. When do you need to move? A firm date for school, work or family usually matters more than the season.
  2. Are you buying next? If you are buying in the same market, a softer market helps on the purchase side too. See buy before you sell in Markham.
  3. What do comparable homes on your street look like? Competition in your price range and property type matters more than city averages.
  4. Is your home ready? Repairs, paint and staging can change how buyers see value.
  5. What can you net? Run the numbers on the cost to sell a house in Markham.

A simple fall-to-spring plan

  • Now: get a pricing review based on recent sales on your street.
  • November and December: handle repairs, decluttering and paint while trades are easier to book.
  • January to March: photos, video and launch when competition is lighter, or hold for April if your timing allows.

Will Markham home prices go up in spring 2027?

No one can say for certain. Markham's MLS HPI composite benchmark was $1,052,500 in September 2026, down 6.02% from a year earlier. Spring usually brings more buyers, but also more listings, and interest rates may change.

What was the average home price in Markham in September 2026?

Indirectly. Rate changes affect how much buyers can borrow and how confident they feel. The Bank decides on October 28, 2026 whether to hold at 2.25% or raise its rate.

Should I renovate before selling?

Usually only targeted updates make sense, such as paint, repairs and staging. Large renovations rarely return their full cost. Get a pricing review before you spend.
