Is Pangea really the final phase of Uptown Markham?

Pangea is a two-tower project by Times Group Corporation at 3825 Highway 7 East in Unionville, designed by CORE Architects. The south tower is 45 storeys, the north tower is 40, joined by a four-level podium, with 811 units in total. Marketing calls it the fifth and final phase of Uptown Markham. It is the fifth phase. It is very likely not the final one: Times Group has Uptown Markham Phase 6, in two blocks at 38 and 30 storeys, and a Phase 7 listed as coming, at the same address. Published prices have run roughly $629,000 to $1,225,800, around $1,133 per square foot, with occupancy marketed for spring or summer 2028.

The "Final Phase" Claim

Start here, because it is the part of the marketing that a buyer should test.

Pangea is widely described as "the fifth and final phase" of Uptown Markham. The fifth part is accurate. The final part is marketing language rather than a documented fact, because Times Group and CORE Architects have further phases in the pipeline at the same 3825 Highway 7 East address:

A note on the unit count. Published sources give 811, 809 and other figures, and some list Pangea as a single tower rather than two. The City of Markham's own Committee of Adjustment staff report is the authoritative document, and it describes two towers and 811 units.

Uptown Markham is a Times Group master-planned community of roughly 88 acres at Warden Avenue and Highway 7 in Unionville, including approximately 50 acres of greenspace along the Rouge River valley.

That is worth stating honestly rather than smoothing over. Anyone considering a purchase should confirm current availability, current pricing and current construction status directly with the builder, because published aggregator data on pre-construction projects goes stale quickly and at least one listing service has shown a status inconsistent with the others.

Location and Transit

Pangea sits on Highway 7 at Warden Avenue in Unionville, on the Viva rapidway corridor along Highway 7. Published walk and transit scores put walkability high and transit moderate.

Unionville GO station is at Enterprise Boulevard and Kennedy Road, in Markham Centre rather than at this site. No sourced walking figure exists for the distance from Pangea to the station, so it should not be assumed to be walkable.

  • Ask for the current price list and availability in writing. Published aggregator pricing is a starting point, not an offer.
  • Confirm the occupancy date and the outside date in the agreement itself. Marketing dates and contractual dates are different things, and the contractual one is what Tarion measures delay against.
  • Understand interim occupancy before signing. On a 2028 project, there will very likely be a period of paying occupancy fees while not yet owning the unit, and those fees build no equity.
  • Price the parking and locker separately. At $60,000 to $70,000, parking is a material part of the decision, not an accessory.
  • Treat "final phase" as a claim to verify, not a fact. Phases 6 and 7 are in the pipeline at the same address.
  • Look at what else is coming on the Highway 7 corridor. Several large applications are in review nearby, and the view and traffic picture in 2028 will not be the picture today.
