The Neighbourhoods in Detail
Berczy Village and Wismer Commons
These two are the default recommendation for a family moving to Markham with school-age children, and the reason is straightforward. Both were built largely in the 2000s, which means four to five bedroom detached homes, nine foot main floor ceilings, side entrances and modern layouts, on streets designed with sidewalks and schools inside the subdivision.
Mount Joy GO at 1801 Bur Oak Avenue is the anchor, with 1,333 parking spaces and roughly 55 minutes to Union Station. Berczy also has good access to Highway 404 via 16th Avenue.
Trade off: lots are generally narrower than in older Markham communities, and Mount Joy is the longest of Markham's four GO commutes.
Worth knowing: the province has proposed approximately 2,090 homes beside Mount Joy GO, and the Markham Road and Mount Joy Secondary Plan contemplates roughly 33,000 residents along the corridor. Neither is built and the provincial proposal has not even been filed as an application, but families buying here should understand what is on the table.
Cornell
Cornell is the most distinctive family community in Markham. It was built on new urbanist principles, which in practice means front porches, rear lane garages, narrower streets and genuine walkability rather than the word used loosely.
Its centrepiece is Cornell Community Centre and Library, 129,000 square feet, opened in December 2012, with three pools including an eight lane 25 metre pool and a therapeutic pool, a 400 metre indoor track, a triple gymnasium, a two storey indoor playground with a rock climbing wall, a 200 seat theatre and a library branch. For a family that will actually use a recreation centre, this is the best one in the city.
Markham Stouffville Hospital is adjacent, which makes Cornell a natural fit for healthcare professionals.
Trade off: Cornell is the weakest served of the major communities for rail. It sits east of the corridor, so a GO commuter drives to Mount Joy.
Greensborough
The value play among the newer northeast communities. Same Mount Joy GO access as Wismer and Berczy, newer housing stock, at roughly $140,000 to $180,000 below them on average detached pricing. For a family whose budget stops short of Berczy, this is where to look first.
Markham Village
The oldest and most characterful of the family communities, centred on historic Main Street Markham. Two GO stations serve it: Markham GO at 214 Main Street North, roughly 50 minutes to Union, and Centennial GO on Bullock Drive at roughly 45 minutes.
Main Street brings a genuine village high street with the Saturday farmers market running to October 10, the Festival of Lights in late November and the Santa Claus Parade. That is a different childhood texture from a subdivision.
Trade off: older housing stock in parts of the community, so renovation budgets matter. Markham Village is also a heritage conservation district, which means exterior alterations including window replacement and painting require a heritage permit. Minor heritage permits are free, but they are not optional.
Milliken Mills
The pragmatic choice. Milliken GO at 39 Redlea Avenue, technically just inside Toronto, reaches Union Station in roughly 34 minutes, the fastest rail access available to a Markham resident. Steeles Avenue gives direct Highway 404 access and TTC service begins at the city line.
Detached pricing is among Markham's most accessible. Milliken Mills West also produced a notable data point: in July 2026 it was one of only ten Greater Toronto Area neighbourhoods where homes sold above asking on a median basis, at roughly $47,656 over list, at a time when 78 percent of all GTA homes sold below asking.
Trade off: an older, denser urban fabric than north Markham, with more variability street to street.
Unionville and Angus Glen
The premium end. Unionville combines historic Main Street, Unionville GO at roughly 40 minutes to Union, Viva Purple, Downtown Markham and the York University Markham Campus, which opened in 2024. Angus Glen offers Markham's larger floor plans and stronger walk-out lot inventory, with two arenas, a pool, a library branch and the adjacent tennis centre.
Trade off: price. Both carry a clear premium, and Unionville is also a heritage conservation district.
A Word on School Rankings
Families ask about school rankings constantly, and it is worth being careful here.
School boundaries are set by the York Region District School Board and the York Catholic District School Board, and they change. A home marketed as being in a particular school catchment today may not be in three years. Boundary reviews follow new development, and Markham has a great deal of new development in review.
Verify catchment directly with the relevant school board for the specific address, not from a listing. And separate school performance from neighbourhood quality: they are correlated but not the same thing, and ranking tables measure a narrow set of outcomes.
