For many Markham families, Markville Secondary School is more than a building on Carlton Road. It is the morning walk, the familiar route, and often part of the reason a family chose their street in the first place.
Growth has made the school busier. In a November 2024 presentation to the Unionville Residents Association, the York Region District School Board (YRDSB) listed Markville with 11 portables. It pointed to growth within the school boundary, including the City of Markham Markville Secondary Plan area.
The response is a new three storey addition with 19 classrooms, with a proposed opening of September 2027. For homeowners, the key point is simple. This project adds space. Based on every published source, it does not redraw the boundary.
This post is part of the Kaizen Real Estate Team guide to new schools coming to Markham from 2027 to 2030. Below, Michael John Lau, REALTOR®, sets out the published facts and what they mean if you own, plan to buy, or plan to sell nearby.
Location
Markville Secondary School is at 1000 Carlton Road in Markham, in City of Markham Ward 3. The addition is being built on the existing school site, so the address stays the same.
YRDSB has tied the need for more room to growth inside the current boundary, including the Markville Secondary Plan area. To see the exact streets that attend Markville today, use the YRDSB School Locator. It is the most reliable way to confirm a specific address.
Status and Timeline
The Markville addition is funded, tendered and scheduled. Here is the published path so far:
- January 27, 2025: The Ministry of Education approved the project under its Capital Priorities Grant Program.
- Design: Snyder Architects Inc. is the architect.
- September 3, 2025: Tenders were called. They opened on October 16, 2025, with five bids received.
- Contract: A YRDSB board report recommended awarding the work to Tambro Construction Ltd. for $9,046,000, excluding HST.
- December 2025: The YRDSB schedule showed construction beginning.
- September 2027: Proposed opening.
The same board report set the total estimated project cost at no more than $11,251,380, supported by a Ministry Capital Priorities grant of $12,693,955.

Programs and Specialization
YRDSB has not published any new specialty program tied to the addition. The project is about classroom space.
Here is what Markville offers today, based on the school website:
- Specialist High Skills Major (SHSM) in five sectors: Arts and Culture, Business, Environment, Health and Wellness, and Information and Communication Technology.
- Advanced Placement (AP) courses.
- Accelerated Grade 11 options.
An SHSM lets students build a focused set of courses around one sector while they work toward their diploma. Program offerings can change from year to year. If a specific program matters to your family, such as French Immersion or a particular SHSM sector, confirm it directly with the school before you make a move.
Boundary and Catchment
No published source shows a boundary change connected to this addition, and YRDSB has not announced a boundary review for Markville.
In plain terms, YRDSB built its case on growth inside the existing boundary. The addition gives more room to that area. It is not described anywhere as a way to add new streets.
Boundaries are set by YRDSB and can change in the future through a formal review. Before you buy, confirm the address in the School Locator. If you have questions, email YRDSB Planning Services at planning.services@yrdsb.ca.
Capacity and Grades
The addition adds about 409 student places across 19 classrooms and about 26,555 square feet. Once complete, the total capacity of Markville will be 1,601 students.
An earlier YRDSB request described 18 classrooms and 414 places. The final approved figures are 19 classrooms and 409 places.
Markville is a secondary school serving Grades 9 to 12. YRDSB has not published any change to the grades served as part of this project.
What It Means for Home Buyers and Sellers
School questions come up in almost every family move in Markham. Clear, verified facts help everyone make a calmer decision.
If you are buying
If Markville matters to your family, confirm the address in the YRDSB School Locator before you firm up an offer. Do not rely on listing remarks alone. Michael John Lau checks catchment at the street level, because two homes a few blocks apart can sit in different boundaries.
If you are selling
If your home is in the Markville boundary, describe the school accurately. Use the word proposed for the opening date, and invite buyers to confirm the boundary themselves. Honest, verified information builds trust and protects you during negotiation.
If you are staying
A funded project with published numbers answers a question future buyers will ask. For a closer look at the area, see homes near Markville Secondary and Markville home values.
