What is actually coming to Markham Centre in 2027?
Less than the headlines suggest, and most of it is a target rather than a promise. The one project with a public 2027 completion target is UnionCity, the Metropia community at 15 University Boulevard, where the developer has pointed to late 2027 for its first tower. IndyCar returns for the second year of a five-year deal, with the 2027 date not yet announced. The York University Markham Campus is already open. Pangea is marketed for occupancy in 2028, and the proposed Markham Centre elementary school is planned for September 2028. The Highway 7 bus rapid transit extension and the updated Markham Centre Secondary Plan have no confirmed 2027 dates.
Why Markham Centre Gets So Much Attention
Markham Centre is the area around Highway 7, Warden Avenue, Kennedy Road and the Unionville GO station that the City has planned for decades as its downtown. It is where most of Markham's new high-rise homes, its university campus and its largest public event space sit. When buyers ask what is "coming," they usually mean one of three things: new condos they can move into, amenities that change daily life, and transit that could change values.

What Has a 2027 Target
UnionCity by Metropia
- Location: 15 University Boulevard, near the Unionville GO station and Enterprise Boulevard.
- Timing: At the April 2024 groundbreaking, the developer targeted the fourth quarter of 2027 for the first tower, with the final phase in 2028. Earlier trade coverage said fall 2027. Treat both as targets; high-rise occupancy dates in Ontario often move.
- Size: Published unit counts differ between sources, so confirm the current figures with the builder's sales team before relying on any one number.
If you bought at UnionCity, the first date you will actually live with is your occupancy date, which can come well before the building registers and your purchase closes. The difference between occupancy and closing explains what you pay during that gap.
IndyCar at Markham
The first race on the Markham Centre street circuit ran on 16 August 2026 under a five-year agreement. A 2027 race is expected under that agreement, but the date had not been announced at the time of writing. For nearby owners, the practical effects are the road closures and visitor traffic around race weekend, not a lasting change in home values.

What This Means for Buyers
Price the building, not the brochure
Pre-construction pricing in the Greater Toronto Area has run well above resale. Urbanation reported unsold new condos averaging about $1,186 per square foot in the second quarter of 2026, against about $830 for resale units in buildings registered in the last three years. Check the school, not the map
A school planned for 2028 is not a school your child attends in 2027. Until the boundary review is final, confirm current attendance boundaries directly with the school board for any address you are considering.
Treat planning documents as direction, not dates
A secondary plan tells you what the City wants the area to become. It does not fund transit or make sure a building gets built. Buy for what the neighbourhood offers today, with future plans as a possible bonus rather than the reason.
What This Means for Owners
- Condo owners near the campus and GO station already compete with new rental and resale supply. More completions in 2027 and 2028 add to that supply before any new amenity opens.
- Townhouse and detached owners in and around Unionville are less exposed to condo supply and more tied to the broader Markham freehold market.
